Before you start preparing your home for sale, hire a rock star real estate agent.  An agent can do a personalized walk-through to let you know what you need to do—and not do—to increase your chances of getting top dollar for your biggest investment.  An agent will ultimately save you time.  The agent will also build a strategy so that anyone who is looking for a house in your neighborhood and price range will know about your home.   Remember, there’s an art to pricing the home, so you can count on your realtor to figure this out as well.   


When selling your home, you also need to stage the home and declutter it, so you have to think like a buyer.  While you’ve probably personalized your home with paint colors, collections, photos, and more, you want to present your home in a manner that allows buyers to envision themselves in your space.  Think of your home as a blank canvas, so the prospective buyer can paint their own picture.  We’ll declutter your home at no charge and even offer moving boxes for the items you want to move to your new home.  Keep in mind that buyers pay extra attention to the kitchen, the room most people fall in love with.  

On the buying side, working with an inspector is the single most important initial investment you’re going to make. It’s all about information.  Make sure you have an inspector who’s not afraid to get down and dirty:  crawl in tight areas, look at the foundation, check out places in the home you might not see with the naked eye.  The bottom line:  getting a home inspection is a very, very good investment. You’ll have all the information you need to move forward to negotiate repairs or walk away.  Either way, you save yourself a lot of time and money if you know exactly what the house needs.
